    What City of Albuquerque inspectors check

    If you're installing or replacing a water heater in Albuquerque, a permit is required, and an inspector will be coming. Here's what they're looking at, item by item.

    Permit requirement

    City of Albuquerque Building Safety division requires a plumbing permit on every water heater install or replacement. Cost: roughly $85 to $150 depending on scope. We pull it. The fine for unpermitted work caught at sale or a future repair is several times higher than the original permit fee.

    Expansion tank

    Required on any closed plumbing system (which is most ABQ homes built after 2010, or any home with a backflow preventer or pressure-reducing valve). Without it, thermal expansion forces the T&P relief valve to dump water during every heating cycle.

    Seismic strapping

    Two straps, one in the upper third and one in the lower third of the tank, anchored into wall studs. Albuquerque is in a moderate seismic zone — the Rio Grande Rift runs straight through the metro. Strapping is non-optional.

    T&P relief valve and drain line

    • Relief valve installed on the dedicated tank tapping
    • 3/4-inch drain line, full size from valve outlet
    • No reduction in drain line diameter
    • Drain terminates within 6 inches of the floor (or to an approved drain)
    • Air gap at termination, no threaded end

    Drip pan

    Required on any water heater installed where a leak would damage finish materials (interior closets, second-floor mechanical rooms, finished garages with sheetrock). Pan must drain to a safe location, not just the floor.

    Combustion air on gas units

    Atmospheric-vent gas units need a verified combustion-air supply. Calculation is 1 square inch of free vent area per 1,000 BTU/hr input. Tight closets without louvered doors usually fail this. We check and add a louvered door or air vent on the install.

    Gas line and shutoff

    • Sediment trap (drip leg) ahead of the unit
    • Approved gas shutoff within 6 feet of the unit, in the same room
    • CSST or black iron — no flex without proper connectors

    Venting

    Atmospheric vent: minimum slope 1/4-inch per foot rising toward the chimney, no horizontal runs over 75% of vertical, B-vent material only. Direct-vent and power-vent: terminate per manufacturer with required clearances to windows and intakes.

    Why it matters at sale
