    Why Is Your Water Heater Leaking? An Albuquerque Diagnosis Guide

    First, find the source

    Before panicking, figure out where the water is coming from. A drip from a fitting is a $145 fix. Water seeping from the bottom seam means replacement. Five places to check, in order:

    • Cold and hot water supply connections at the top
    • Temperature and pressure (T&P) relief valve discharge line
    • Drain valve at the bottom of the tank
    • Anode rod port at the top
    • Tank seam at the bottom (the one that means replacement)

    Top of the tank — supply line leaks

    Loose dielectric unions, corroded nipples, or a failed flex line. In Albuquerque's hard water, dielectric union corrosion is the #1 culprit on units past 6 years. Snug the connection or swap the union. $145 to $235 fix.

    T&P valve discharge

    Water dripping from the relief drain line points to thermal expansion (no expansion tank, very common in older Heights and North Valley homes built before 2010), a stuck valve, or a runaway thermostat. None should be ignored — a stuck T&P on an overheating tank can lead to a real emergency.

    Drain valve drip

    Plastic drain valves crack or fail to fully close after a flush. A brass replacement runs about $95 installed and lasts the life of the tank.

    Anode rod port

    If the rod was replaced and not properly resealed, water seeps from the hex head. Tightening with the right torque and Teflon tape stops it.

    Tank seam — the bad news

    If water is coming from the bottom welded seam, the inner steel tank has corroded through. No patch, sealant, or weld saves it. Replacement is the only option. In Albuquerque, neglected tanks (no anode rod swap, no flush) often fail this way at the 7 to 10-year mark.
